A Note about the Candidates Running for Election
Brittnie Douglas : Brittnie, her husband Josh and their 3 children moved in to the Villages of Eastridge a little over 8 years ago and are honored to be a part of this community. After connecting with her neighbors, attending community events, and engaging in HOA meetings Brittnie joined/was elected to the Villages of Eastridge board 6 years ago. Serving her neighborhood has created an invaluable experience of connection to her fellow members and neighbors while contributing to the community. Over the years we have all worked diligently to maintain and enhance the quality of living within the community of Villages of Eastridge, and if re-elected Brittnie would like to continue to help cultivate and enhance this for her fellow residents.
Debbie Kimball : ebbie and her family moved into the Villages of Eastridge seven years ago and Debbie has served in multiple capacities throughout the last six years on the board. She looks forward to being re-elected help continue the work she has already begun. Namely, continuing to create a sense of community within the neighborhood by helping organize annual traditions and events for neighbors and families to enjoy. Debbie cares about controlling what we can through responsible spending/saving while planning for what we can’t control. Hoping to create a community that achieves our goals despite the hurdles of rising costs and aging neighborhood. Debbie also continues to plan and organize community events to promote a better neighborhood connection.
Nick Sortore : My family and I have lived here 3 years – and have loved our time in the Villages. We frequently utilize common spaces, and walk our neighborhood. I would like to be a part of keeping our community great. I’m a chef by trade after pursuing a degree in mathematics, and currently a corporate chef for multiple manufacturing companies as well as sales. I have previously served on hospital boards for planning, safety, and budgetary – and believe I would be a good fit and representative of our community on the HOA board.
Paul Remington : I’ve been in the Villages of Eastridge for the past 5 years an am running because I think that we can be doing more with our hard earned dues. If elected, I intend to pull best practices from neighboring communities that have lower dues and offer their communities similar services. In addition, I believe that we should be enforcing the rules that we already have on the books. We all know how a few bad apples can bring down the values in our community and I would ensure that the board does everything possible to maintain a high standard within the community.

Surplus Funds Roll-over Vote
Each year the Association annual budget is prepared to meet the financial needs of the community during the year. In some cases, there may be a small surplus of funds that could be rolled into the following year to help offset future assessment increases.

IRS Revenue Ruling 70-604 requires the membership to vote in favor of rolling any excess funds forward into the next tax year or the excess could be taxed at 30%.

Opinion Poll 1
Would you support a $6.00 increase in assessments to over-seed the entire community instead of just key areas?

Opinion Poll 2
Playground replacement is projected for 2023, would you support increasing assessments $30 per quarter to replace them in 2018 instead? There is a belief that newer playground equipment would increase property values.
